Maintenance Supervisor

Position Overview:
The Maintenance Supervisor position plays a key role in directing and coordinating activities of vendors and employees engaged in repair, maintenance, and installation of machines, tools, and equipment. This includes, performing advanced and extensive preventative maintenance and repair procedures. This position also supervises and has full responsibility for the housekeeping team.
This person is advanced in all things related to quality assurance and maintenance support to achieve optimal levels of productivity, quality, and safety to assure internal and external customer satisfaction.
Principal Duties and Responsibilities (Essential Functions):
Conducts meetings at the beginning/end of each shift to update incoming maintenance personnel on status of break downs, repairs, and troubleshooting done during the previous shift
Communicates production and quality assurance equipment break downs and estimated time needed to complete repairs
Ensures the buildings and equipment are maintained in a safe, clean and orderly condition in accordance with health and fire regulations
Maintains maintenance inventory records and files
Prepares reports and monitors maintenance schedules to assure tasks are performed in a timely manner
Repairs and treats structures such as floors, showers, sinks, walls, roofs, stairways, and carpets; cleans debris from roof gutters as necessary
Troubleshoots, repairs and adjusts locks on doors, cabinets, desks and closets
Repairs door hinges; cleans plugged key slots; inspects various ventilation units
Installs fire extinguishers and maintains a service schedule; monitors site deliveries; as directed,
Performs rough and finished carpentry work in the repair of structures such as partitions, walls, doors, fences, window frames, roofs, office furniture and shelves.
replaces window and door hardware; replaces glass for windows, doors, and light fixtures
Performs electrical repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repairs and replaces lighting systems; inspects electrical systems for unsafe conditions
Identifies plumbing problems; repairs and maintains plumbing leaks or breaks above and below ground
Obtain required permits, and arrange for disposal of hazardous waste and chemicals
Arranges for moving of furniture and equipment
Sets up and breaks down cubicle partitions
Confers with vendors, management, engineering and quality control personnel to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment
Audits work of team members to ensure job standards are met
Observes and listens to sounds of mechanical devices in operation to locate any signs of trouble
Dismantles devices to gain access to and remove defective parts
Examines form and texture of parts to detect imperfections
Inspects used parts to determine changes in dimensional requirements using micrometers, calipers, and gauges
Repairs or replaces defective parts
Installs special functional and structural parts in devices
Lubricates and cleans parts, equipment, and machinery
Tests and adjusts equipment to meet performance specifications
Sets up and operates lathe, drill press, grinder, saws, and other metalworking tools to make and repair parts
Sharpens and reshapes tools as necessary
Initiates purchase order for parts and machines
Repairs electrical equipment
Operates Boilers and Chemical Treatment
Maintains a flexible schedule to accommodate variable shifts depending on maintenance workload
Performs other maintenance functions as assigned by appropriate administrator
Qualifications & Skills:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals
Ability to write routine reports and correspondence
Ability to speak effectively before groups of customers or employees
Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volume
Ability to operate a variety of hand tools to include the following: welding machines, cutting torches, and power tools including but not limited to: pipe or tube cutters, power drills, power saws, pullers, wrenches, screw drivers, sockets, ratchets, grinders, pry bars, hammers, punches, measuring devices, and chisels
Ability to define problems, collect data, establish facts, and draw valid conclusions
Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables
Have demonstrated good work ethic
Possess an outgoing and enthusiastic personality
Maintains a professional personal and uniform appearance in accordance with Company standards
Desired Skills:

years of experience in maintenance
An AA degree in mechanical, electrical, or industrial maintenance or HVAC certification a plus
HVAC certification a plus
FDA & USDA experience a plus
Past Maintenance Leadership is a plus
PLC Experience, including powered conveyer with logic

Must be able to lift and/or move more than 50 pounds frequently
Must be able to work in comfortable environment but with regular exposure to factors such as temperature extremes, moving machinery, loud noise, and fumes which may cause discomfort
Specific vision abilities required by this job include close vision, distance vision, color vision and depth perception
Requirements:

years journey level experience in maintenance or similar experience including practical knowledge of maintenance trades preferred
Ability to lift up to 50 lbs.
Ability to perform diverse, moderately complex physical duties and assignments
Strong computer literacy and basic typing proficiency required
Must pass Background Check and Drug Screen
Must have a valid driver's license
Education:
High school diploma or equivalent certification required
An AA degree in mechanical, electrical, or industrial maintenance or HVAC certification a plus
